HMG SECURE ROUND THE CLOCK LEGAL ASSISTANCE

A new online portal developed by South Manchester-based commercial property law firm Land Law LLP, which allows its clients secure instant access to their legal documents, has been commended by North West retail and commercial property investors the Hollins Murray Group (HMG), who have dubbed it ‘revolutionary’.

The new system, which has been in development for two years, is understood to be the first of its kind, allowing clients and their users real time portal access, safeguarded via security codes, to their legal documents. The portal has been designed to enable clients the most efficient and speedy way of reviewing or concluding transactions. The system’s unique selling point is that it publishes in real time the actual files - both current and historic - held on Land Law’s internal systems and is not just a selection of screened files published to a separate document bank.

Although several of Land Law’s clients are now using the system on a project by project basis, HMG have been the first to fully embrace the new technology and now have on-line access to their complete portfolio, including deeds, lease and license information plus rent review memorandum and insurance certificates, which adds up to over 2,000 documents for its £100 million property portfolio. The amount of information was such that Land Law took nearly a year to compile all the material.

Andrew Murray, Chief Executive of HMG comments: “The portal is not only allowing us much greater control over the day-to-day running of our property portfolio, but is also benefitting us both financially and in terms of time saved. On a recent visit to one of our shopping centres, one of our tenants commented that under their lease agreement they were able to store goods outside their shop front, but a quick log on to the portal by one of our property managers instantly showed that it wasn’t the case. It has also been useful as a tool for our agents and advisors as it has dramatically reduced the need for having to send out multiple specifications, plus we have full control over who sees what, so we’ve got added peace of mind”.
